This calculator produces an estimate of borrowing capacity, not a formal credit assessment. Every lender applies different policies, credit scoring and expense benchmarks.
GST handling: Borrowing power estimates do not include GST. Stamp duty and other government charges are separate — use a stamp duty calculator for those costs.
Gross annual income (plus partner income if applicable) is run through the 2025-26 Australian marginal tax brackets to estimate net annual income.
monthly_net = (gross - tax) / 12Monthly living expenses are compared against a HEM-style floor based on household size. Existing loan repayments and 3.8% of total credit card limits are added to produce total monthly commitments.
Net monthly income minus total commitments gives the surplus available to service a new loan.
The product interest rate is increased by the APRA buffer (default 3%) to create the assessment rate. This stress-tests your ability to repay if rates rise.
Using the net surplus and the buffered assessment rate, the calculator reverses the standard amortisation formula to find the maximum loan amount that can be serviced over the chosen term. Deposit is added to estimate the maximum property price.
