See how much equity you can access from your home — whether you want to invest, renovate or upgrade. The estimate is a guide; a mortgage broker confirms your figures with a current valuation.
Homeowners searching 'how much equity can I use' are pre-qualified leads. Give them the answer and capture their details before a competitor does.
This calculator produces an estimate of usable equity based on the standard 80% loan-to-value ratio rule used by most Australian lenders. It is not a binding valuation.
GST handling: Equity calculations are not subject to GST. The estimate is based on standard lending rules — your broker confirms your actual figures.
Total equity equals your current property value minus your outstanding loan balance.
total_equity = property_value − loan_balanceLenders typically allow borrowing up to 80% of a property's value without requiring Lenders Mortgage Insurance. Usable equity is 80% of the property value minus the loan balance, floored at zero.
usable_equity = max(0, property_value × 0.80 − loan_balance)Some lenders allow up to 90% LVR when LMI is paid. This gives a higher usable equity figure but comes with an LMI premium.
usable_equity_90 = max(0, property_value × 0.90 − loan_balance)If using usable equity as a 20% deposit on an investment property, the estimated purchasing power is the usable equity divided by the deposit ratio.
purchasing_power = usable_equity_80 ÷ 0.20These scenarios illustrate usable equity at 80% LVR for common property value and loan balance combinations. Actual figures depend on a formal bank valuation.

Property values are higher in Sydney and Melbourne, which typically means more usable equity for established owners. Regional areas may have lower values but also lower loan balances — the ratio matters more than the raw number.
