This calculator produces an estimate of usable equity based on the standard 80% loan-to-value ratio rule used by most Australian lenders. It is not a binding valuation.

GST handling: Equity calculations are not subject to GST. The estimate is based on standard lending rules — your broker confirms your actual figures.

  1. Calculate total equity

    Total equity equals your current property value minus your outstanding loan balance.

    total_equity = property_value − loan_balance
  2. Determine usable equity at 80% LVR

    Lenders typically allow borrowing up to 80% of a property's value without requiring Lenders Mortgage Insurance. Usable equity is 80% of the property value minus the loan balance, floored at zero.

  3. Show 90% LVR scenario with LMI

    Some lenders allow up to 90% LVR when LMI is paid. This gives a higher usable equity figure but comes with an LMI premium.
