GST handling: Residential rental income is input-taxed for GST purposes. Landlords do not charge GST on rent and cannot claim GST credits on most residential rental expenses, so this calculator does not add GST. Property management fees quoted to you usually already include GST.
Weekly rent multiplied by occupied weeks (52 minus vacancy weeks). This is the gross rent before any costs.
weekly_rent × (52 − vacancy_weeks)Interest is the loan amount times the interest rate. Cash expenses add council rates, strata, landlord insurance, the property management fee (a percentage of rent), maintenance and land tax.
loan_amount × rate ÷ 100 + council + strata + insurance + management + maintenance + land_taxLoan interest plus all cash expenses minus the rent received. Depreciation is excluded here because it is a non-cash deduction and does not affect your weekly cash flow.
loan_interest + cash_expenses − annual_rentTotal deductions (interest, cash expenses and depreciation) minus rent gives the rental loss. That loss multiplied by your 2025-26 marginal tax rate (including the 2% Medicare levy) is the tax you get back. A rental profit instead adds tax.
(total_deductions − annual_rent) × marginal_tax_rateThe pre-tax holding cost minus the net tax benefit, converted to a weekly figure. This is the real cost of holding the property after the ATO contribution.
(pre_tax_annual − net_tax_effect) ÷ 52Holding costs vary with loan size, rental yield, strata, depreciation and your marginal tax rate. These scenarios are illustrative, built from the methodology above using typical 2025-26 investor interest rates (~6.2%), a 32%–47% marginal rate and published council / strata / management cost ranges.

Sydney and Melbourne properties typically have lower yields and larger loans, so holding costs are higher. Regional and higher-yield properties can approach neutral or positive gearing, where the after-tax figure is a small cost or even a gain.
