GST handling: Residential rental income is input-taxed for GST purposes. Landlords do not charge GST on rent and cannot claim GST credits on most rental expenses. This calculator does not include GST.
Weekly rent multiplied by occupied weeks (52 minus vacancy weeks). This gives the gross rental income before deductions.
weekly_rent × (52 − vacancy_weeks)Annual rent minus all deductible costs: loan interest, property expenses (rates, insurance, management, maintenance) and depreciation (Division 40 plant and Division 43 capital works). If negative, the property is negatively geared.
Your marginal rate is determined by your taxable income using the 2025-26 ATO brackets (0%, 19%, 32.5%, 37%, 45%) plus the 2% Medicare levy. Joint ownership splits the rental position equally between two owners.
If negatively geared, the rental loss multiplied by your marginal rate gives the tax benefit (refund via your tax return). If positively geared, the rental gain multiplied by your marginal rate gives the additional tax payable.
Pre-tax cash flow (rent minus interest minus expenses, excluding non-cash depreciation) plus any tax benefit, minus any tax payable, divided by 52. This is the real weekly cost or gain of holding the property.
After-tax holding costs vary significantly depending on loan size, rental yield, depreciation and your marginal tax rate. These scenarios use 2025-26 ATO brackets and a 2% Medicare levy.
