This calculator projects future property value, equity and rent using compound growth formulas. It is not financial advice — projections assume constant growth and actual results will vary with the market.

GST handling: Residential rental income is input-taxed for GST purposes. This projection does not include GST.

  1. Projected property value

    Current value multiplied by the compound growth factor: (1 + growth rate) raised to the power of the projection years. This models the effect of consistent annual capital growth.

  2. Projected equity

    Projected property value minus the remaining loan balance. The loan balance decreases each year by the annual principal repayment amount. Interest-only loans keep the balance constant.

  3. Projected weekly rent

    Current weekly rent multiplied by the compound rent growth factor: (1 + rent growth rate) raised to the power of the projection years.

  4. Total rent collected

    The cumulative rental income over the projection period, accounting for annual rent increases. Calculated using the geometric series formula for growing annual rent.
