How much is stamp duty in NSW, VIC and QLD?
Stamp duty (transfer duty) is a state tax based on your property's dutiable value. As a rough guide, a $750,000 purchase costs around $28,800 in NSW, $40,070 in VIC (investor) and $19,600 in QLD (owner-occupier). Enter your details above for an instant estimate — the final figure is confirmed by your broker or conveyancer.
Do first home buyers pay stamp duty?
Often not. NSW exempts eligible first home buyers up to $800,000, VIC up to $600,000, and QLD charges no duty on homes up to $700,000 — and no duty at any price on a brand-new first home from 1 May 2025. This calculator applies the right concession automatically to produce your estimate.
How accurate is this stamp duty calculator?
It uses the current 2025-26 transfer duty brackets published by Revenue NSW, the Victorian SRO and the Queensland Revenue Office. It produces an estimate — your broker or conveyancer confirms the final figure after reviewing your circumstances, as concessions and surcharges can vary.
Is the foreign buyer surcharge included?
Yes. The calculator adds the foreign purchaser surcharge where relevant — 9% in NSW and 8% in VIC and QLD — on top of standard duty.

How your stamp duty estimate is calculated

This calculator applies each state's published transfer duty brackets to your property value, then adjusts for owner-occupier and first home concessions and any foreign purchaser surcharge. It produces an estimate, not a binding quote.

GST handling: Stamp duty is itself a state tax — GST does not apply to transfer duty.

  1. Find your state's duty brackets

    NSW, VIC and QLD each set their own progressive transfer duty scale. We apply the bracket rates to your property's dutiable value.

  2. Apply owner-occupier concessions

    Victoria offers concessional principal-place-of-residence rates up to $550,000, and Queensland a home concession on the first $350,000 for owner-occupiers.

  3. Apply first home buyer concessions

    Eligible first home buyers receive exemptions or reductions — a full NSW exemption to $800k, VIC to $600k, and no QLD duty to $700k (any price for a new first home).

  4. Add any foreign purchaser surcharge

    Foreign buyers pay an extra 9% (NSW) or 8% (VIC, QLD) of the property value on top of standard duty.
